REIT's
REIT's, known as Real Estate Investment Trusts, are company's that own income producing commercial real estate. They were created by Congress in 1960 to give everyone the opportunity to invest in large commercial property . They provide dividend income as well as possible long term appreciation. There are about 200 of these securities traded publicly in the USA, with assets exceeding $475 Bilion.
Historically, these have been very solid investments. Dividend growth rates have been higher than inflation for the past 10 years. They are required to distribute atleast 90 percent of their taxable income to shareholders in the form of annual dividends. Shares can be purchased on any major stock exchange in the USA.
There are 3 types:
1.) Mortgage: They lend money directly to real estate owners and their operators. They also acquire existing loans and mortgage-backed securities.
2.) Equity: They own and operate income-producing property.
3.) Hybrid: They own property and provide loans.
REIT's offer investors several choices in various real estate sectors.
This includes:
1.) Shopping Centers
2.) Industrial Parks and Warehouses
3.) Office Properties
4.) Regional Malls
5.) Health Care Facilities
6.) Hotels and Resorts
7.) Apartment Communities
Historically, they have provided investors with a conservative, reliable stream of income with the possibility of capital appreciation.
